PCS orders don’t negotiate with the housing market

You got a report date. The market didn’t get the memo.

The median Augusta house takes 63 days just to go under contract, then another month or more to close with a financed buyer. If your orders give you 45 days, that math doesn’t work — and you already know it, which is probably why you’re reading this at 11pm.

We work backward from your report date

Tell us the date. We’ll tell you honestly whether a traditional listing can still make it — sometimes it can, and if so we’ll say so. If it can’t, we can close in as little as seven days, or hold the closing until the week you actually hand over the keys. Your call, not ours.

We also run this remotely by default, which matters more in your situation than most. If you’ve already reported, or you’re mid-move, or you’re deployed, you don’t need to be standing in the house for any of it. Photos or a short video walkthrough on your phone are usually enough for us to work from, and we handle the rest by phone, text and email around your hours.

The renting-it-out trap

Most families in your position end up renting the house out. It feels like the safe move.

Two years later you’re an out-of-state landlord in a market you can’t drive to, coordinating a roof replacement from three time zones away, with a tenant who stopped answering. We buy a lot of houses from people who made that exact decision for good reasons.

Renting is sometimes right. Just make it a decision instead of a default, and know what the exit costs before you’re in it.

Before you call anyone, including us

Make any buyer show you the math — what they think the house is worth fixed up, what they think repairs cost, and what their margin is. If they won’t break the number down, there’s a reason. Get the figure in writing with the closing timeline attached, and don’t let anybody rush you.
