Everybody we treat badly is somebody we run into at the grocery store, at church, on a job site, for the next fifty years. That isn’t a promise we’re making, it’s just the arithmetic of being young in a small market, and it’s the most expensive incentive in this business. We started this because we watched how a lot of people in this business operate — the pressure calls, the offers that mysteriously drop right before closing, the way some of them talk to families who just lost somebody. We make an offer based on the condition it’s in right now, and if you take it you don’t fix anything, clean anything, or pay anything. Some houses we keep and fix up ourselves.
